Philadelphia-specific — built for Philly's data

Buying property in Philly is full of hidden risk.

Most people find out what they missed after they've already signed. The data exists — it's just scattered, technical, and impossible to interpret without context.

"Found out after closing there was unpermitted work in the basement. Now I own the violation."
— First-time homebuyer, South Philadelphia
"I check L&I, OPA, and 311 for every deal. It takes me 2–3 hours per property and I still feel like I'm missing something."
— Small investor, 6-unit portfolio, Fishtown
"Construction started next door. I had no idea they'd gotten a demolition permit until I heard the jackhammers."
— Homeowner, East Passyunk
How it works

Simple. Fast. No technical knowledge needed.

You type an address. We pull every relevant public record, join it together, score the risk, and explain it in plain English.

1

Enter the address

Any Philadelphia property. Residential, commercial, or mixed-use. Apartment or rowhouse. We'll find it.

2

We pull the data

We query the city's official OPA records, L&I permits and violations, 311 service history, FEMA flood data, and nearby property signals — all in seconds.

3

You get a clear report

A risk score, plain-English summary, interactive map, timeline of events, and a specific list of what to verify before you proceed.

Everything that matters. Nothing you have to look up yourself.

Property Snapshot
Parcel data, ownership, assessed value, sale history, year built, building type, zoning. All in one place.
Permit & Violation History
Every permit and L&I violation ever filed — what was done, who did it, whether it was completed or is still open.

Every complaint filed at or near the property — maintenance issues, abandoned vehicles, dumping, graffiti, nuisance patterns.
Interactive Map + Street View
See the property in context — nearby violations marked, 311 heat layer, Street View link. Know the block, not just the address.

A 0–100 risk score across 6 dimensions, plus an AI-written summary that explains what matters, why it matters, and what to do next.

Questions

Common questions

Where does the data come from?
All data comes from official Philadelphia government sources — the Office of Property Assessment (OPA), the Department of Licenses & Inspections (L&I), Philadelphia 311, and FEMA flood maps. We don't invent or estimate anything. If it's in the city's records, it's in your report.
How fast do I get my report?
Under 5 minutes. After you pay, our system pulls all the data, generates the report, and emails you a PDF and a web link. You'll have it before you finish your coffee.
Does this replace a home inspection?
No — and we'll tell you that in the report. A Flagstone report tells you what city records say. A home inspector tells you what's physically in the building. You need both. We tell you what inspections to order based on what we find.
What if the property has no violations or permits?
That's good news, and we'll say so clearly. A clean record is valuable information — it tells you the property hasn't been flagged by the city and hasn't had major permitted work that could signal hidden issues.
Do you cover properties outside Philadelphia?
Not yet. We're launching Philadelphia-first because Philly has uniquely rich and accessible public data. Other cities are on the roadmap.
Can I share the report with my agent or attorney?
Yes. Every report includes a shareable web link. Send it to anyone involved in the transaction.
