Get a contractor estimate before negotiating: A home inspector's chimney finding is not the same as a contractor's repair estimate. A Level 2 inspection that documents liner offsets does not automatically mean full relining is required; the scope depends on the severity and location of the damage. - Ask for a Level 2 chimney inspection: The standard home inspection includes only a visual Level 1 examination. For any Philadelphia property with an active or formerly active fireplace or chimney, request a Level 2 inspection with video scan before the inspection contingency period ends. This is the only way to assess liner condition.
- Count the flues and confirm which are active: Ask the seller or have the inspector document how many flues the chimney contains and which are connected to active appliances. Unused flues should have proper caps and should be assessed for crown, cap, and liner condition even though they are not in use.
- Inspect the chimney flashing: Have the inspector specifically document the flashing condition and whether a cricket is present if the chimney is wide. An unpermitted gas appliance installation is a safety issue and a potential complication at resale.
- Get contractor estimates for any material findings: Before negotiating repair credits for chimney issues, get at least one estimate from a CSIA-certified sweep or licensed chimney contractor. The estimate should specify the scope of work in writing: cleaning, liner relining, flashing replacement, masonry repair. A written scope prevents the credit from being consumed by a low-ball patch job.
