Plumbing findings from the inspection contingency period are among the most common subjects of buyer repair requests and price negotiations in Philadelphia real estate transactions. The following checklist covers the most significant plumbing items and how to approach each:
- Lead service line: Check PWD's service line portal. If lead is confirmed, request either seller-funded replacement through PWD's program (if eligible) or a credit sized to the cost of private replacement ($3,000–$8,000 depending on line length and conditions). If PWD replacement is pending, document the timeline and negotiate accordingly.
- Galvanized supply piping: Get a licensed plumber estimate during the inspection period.
